These Terms and Conditions (“Terms”) govern your use of the Palm Villas website (“Site”) and apply to the services we provide, including property management, vacation rentals, and long-term rentals. By accessing our Site or utilizing our services, you agree to comply with these Terms.

  1. Acceptance of Terms

By accessing or using the Palm Villas Site, you agree to these Terms. If you disagree with any part of these Terms, please discontinue use of our Site.

   2. Modifications to Terms

Palm Villas reserves the right to modify or update these Terms at any time. We encourage users to review the Terms periodically. Changes will be effective upon posting to the Site, and continued use signifies acceptance of the modified Terms.

  3. Services Provided

Palm Villas specializes in:

Property management
Vacation rentals
Long-term rentals

All bookings and services are subject to availability and our booking policies, including cancellation terms and conditions specified at the time of booking.

  4. Booking Policies and Payments

When booking a rental property through Palm Villas, the following terms apply:

• Payment Terms:

For most properties guest are required to pay 30% of the total price when booking, and the remaining 70% is required to be paid 45 days or more before arrival. When booking less than 45 days before arrival 100% of the total price is required to be paid instantly.
For some properties a security desposit is asked.

• Cancellation and Refunds:

Cancellations must be made in writing via email or other confirmed communication with Palm Villas.
If you cancel your reservation more than 45 days before the check-in date 70% of the amount paid up front will be refunded.
For cancellations made within 45 days of the check-in date, no refunds will be issued.

• Security Deposit:

A security deposit may also be required upon check-in at certain properties. This deposit will be refunded within 5 days following a satisfactory inspection of the property after check-out, provided no damages or extra cleaning fees are required.

  5. User Responsibilities

When using the Site and Palm Villas’ services, you agree not to:

• Engage in unlawful or harmful activities, including sharing harmful or inappropriate content.
• Attempt to disrupt the Site’s operations or gain unauthorized access.
• Misuse property listings or submit false information during bookings.

If renting a property, you agree to follow all property rules and respect the property, furnishings, and neighbors.

  6. Intellectual Property Rights

All content on the Palm Villas Site, including but not limited to text, images, logos, and design elements, is the property of Palm Villas and protected by intellectual property laws. You may not reproduce, distribute, or use any Site content without our prior written consent.

  7. Limitation of Liability

Palm Villas makes every effort to provide accurate information on our Site and during services, but we do not guarantee that information is error-free or complete. We are not liable for:

• Direct, indirect, or incidental damages arising from the use or inability to use the Site.
• Losses incurred from circumstances beyond our control, such as natural disasters or unforeseen maintenance issues.
• Personal injury or property damage that occurs at our rental properties, except in cases of gross negligence by Palm Villas.

  8. Governing Law

These Terms are governed by the laws of Bonaire. Any disputes arising from these Terms or related to our services will be resolved in accordance with Bonaire law.

  9. Termination of Services

Palm Villas reserves the right to terminate access to the Site or cancel services if these Terms are violated. Additionally, failure to follow property rules or payment policies may result in the termination of your rental agreement.

  10. Privacy and Data Protection

Palm Villas respects your privacy. Any personal information you provide to us will be handled in accordance with our Privacy Policy. We will not share your data with third parties without your consent, except as required by law or as necessary to provide our services.
